Initial Consultation:
Our free consultation is an informal meeting to establish your requirements, and provides the opportunity for you to ask any questions about our services or the Local Authority Approval process.

Stage 1: Survey and Initial Designs.

Should you decide to proceed with create4, we will visit the property/ site and carry out a full measured survey of the building and surroundings and gather any other information that we may require to prepare existing and propsed plans.
At this stage we will provide sketch designs for your approval, altering them free of charge until you are happy with the proposals.

Stage 2: Planning Application.

Once the designs are approved, we will provide you with a completed Planning Application package which will require checking and signing. The only additional cost will be the Planning Application Fee, which is payable directly to the Local Authority.
We will also manage the application on your behalf, making any alterations requested by the Local Authority.

Stage 3: Building Regulation Application.

Once Planning is granted, a completed Building Regulation Application package will be produced; The only additional cost will be the Plan Checking Fee, which is payable directly to the Local Authority.
We will also manage the application on your behalf, making any alterations requested by the Local Authority.

**Note: If the Planning application is refused but not due to any design or lack of information provided at the Planning Submission stage, we are happy to proceed with an appeal but this will be at an extra cost as it was not allowed for within the original costings
